I just sent out the deals of the week to all the subscribers on the list.

I looked at more than 800 listings and picked out 63 listings from new listings, foreclosures, short sales, price reductions and back-on-markets.

I am going to revive the deals of the week…again. Over the last year or so I have had a struggle between wanting to put up deals of the week for anyone to see and the MLS rules which apparently do not allow that.

So you will need to sign up for them for the weekly list by just completing the contact form at the bottom and asking to be on the deals of the week list in your message.

This week, the deals of the week include:

  • * An unfinished home on more than 5 acres for $85,000.
  • * A new, upgraded 3 bedroom ranch for $223,000
  • * A 2000+ sq ft home on more than 2 acres with a barn for $279,000
  • * A 2900 sq ft home with 2 car garage and bluff view by the college for $250,000
  • * A 4 bedroom 2.5 bath home with 2 car garage for $175,000
  • * A beautiful 1400 sq ft ranch in the core area for $170,000
  • * A 2 year old 2000 sq ft 4 bedroom ranch with 2 car garage for $255,000

    BannerThis house came on the market just last week for $148,500.  This is a house that Hall Quality Homes built in 1998.  He still builds this model for about $230,000 or so.

    This is a VA foreclosure that for some reason was listed at a lower than expected price.  The listing price is not determined by the listing licensee, who was Elizabeth Macmullen, but by the asset manager for VA.

    If you were on my motivated seller list you would have been notified of this fantastic deal.  …by the way…just drop a line if you want to be on it….

    There was a lot of interest in this house as you might imagine.  In fact, by yesterday there were thirteen offers on the property and of course the seller accepted the highest bid. 

    I’m not sure what the final price was but it was likely at least $20,000 higher than the asking price.

    So there are a couple lessons to be learned here.

    • First…If you want to sell your house right away just underprice the market by about $50K
    • Second…There are a lot of ready and willing buyers out there right now, they are just waiting for a good house at a good price.

    I did the deals of the week a little differently this week.  I talked to a bunch of realtors and asked which property are they surprised isn’t sold already.

    Here they are:

    These are all very good houses for the price.  Obviously they don’t fit every buyer, but they are priced right for the property.  Check them out.  If you are interested but still think the price is high, these are serious sellers, make an offer.

    Best dealI’m not sure, but it does look like a pretty good deal.  Krystal Rodgers of RE/MAX thinks it’s the best deal right now.  She may be right. The last time I ran an alert like this the house sold in less than a week. 

    Unfortunately, someone else sold it, so call me to see this home, unless you are already committed to another Realtor.  My cell is 232–7900 

    It’s only 7 years old.  It’s a 1300 square foot ranch style home that seems pretty solid structurally even though the builder did not get inspections done when he built it.  Because of the lack of inspections it will not finance with AHFC but should work with most other programs.  It has 3 bedrooms, 1 1/2 baths on 9/10ths of an acre.

    The location is just off of Wasilla Fishhook about 6 miles out

    This house has been on the market only 4 days, it will likely not last more than 10 days, so if you are in the market for something like this…call right away.

    Oh…the price…only $130,000

    The is the DEAL of the week

    I’ll be surprised if this isn’t sold by the end of the week.  This foreclosure just hit the market today.  It is 1885 square feet, 4 bedrooms, 2 baths and a one car garage just off of Seldon Road..

    It is $185,000 for a foreclosure in surprisingly good shape with new carpet and new vinyl.  It has a fireplace, living room and separate laundry room.

    MOTIVATED SELLERS

    In Wasilla, Palmer and the Mat-Su Valley

    On Monday I mentioned that I would add a feature showing the foreclosed properties.  I intended to just add a link to all the foreclosures that I could find on the MLS system.  But…I discovered that would be against MLS rules so I have done something even better.

    In a previous article I noted that foreclosures are not always the best deals on the market.  In fact, foreclosures usually sell for exactly what they are worth.  You can read that article here.

    Still, foreclosures are usually priced below the other similar sized houses and for the right person they can be a good deal.  Even better deals can sometimes be found.  These can be relocation properties where a holding company does not want to sit on a vacant house, or they can be divorce sales where a judge orders the sale of a property.

    So I have gone through the MLS one by one and come up with 42 listings that meet the criteria of the title.  These properties will absolutely be sold.  In fact, most of them will likely be sold fairly quickly. 

    It is against the MLS rules for me to just post these 42 properties on my website.  I am only supposed to give this information to people I am working with, so I have come up with a way to do that.

    All you need to do is drop me a note via email.  Mention Motivated Sellers in the body of the email, include your name and phone number and I will email the list to you.  Just click here to email me. 

    This list will be done weekly to keep you up to date with these motivated sellers.  There is no way to do an automated search for these types of properties because it requires me to read through each listing for clues.

    Here are the deals of the week for week proceeding Feb 26, 2008.  Remember the rules…

    • 1. Just because I say its a deal doesn’t mean that you should buy it “sight unseen”.  I am only looking at the MLS.  In most cases I am not physically previewing these properties.
    • 2. To qualify for DOTW, within the past week the property must have either been newly listed, come back on the market, or had the price lowered.  This is based on the assumption that if a property was truly a “deal” it would not last more than a week on the market

    These three listings are all brand new listings this week.

    • $89,500, older log cabin on more than one acre backs up to borough land in the Chickaloon area.  Listed by Dynamic Properties
    • $182,500, 1,507 sq ft, 3 bed 2 bath only 5 year old home off of Palmer-Fishhook.  Prudential Vista Real Estate.
    • $209,900, 1,402 sq ft ranch with two car garage in Settlers Bay, built by Sumner Construction.  Listed with RE/MAX of Wasilla

    ExteriorDeals of the week…first update in two months!  I haven’t been updating deals of the week on a regular basis.  You can thank “Joe” for the kick in the pants to get going.

    Joe commented today on my last deals of the week post:

    No updates in 2 months? Surely there are note worthy deals out there!

    But I don’t agree on your limit of a week to sell to be a deal. Buyers are slow in the cold & they are taking they’re time choosing & deciding what they want. Agents are also wasting a lot of time for showings because they aren’t pre-qualifying they’re buyers.

    Joe is correct that there can be deals outside of my criteria for my deals of the week posts. As a reminder…here they are.

    However, I have to set some type of guideline for myself.  I make the assumption that a real deal will sell in a week or less.  I think most people would agree that a house that sells almost immediately was priced to sell.  There certainly can be deals that are on the market for quite some time without selling.  Usually this is because some quality of the home is being overlooked by the buyers. Sometimes a great deal for one person is not such a fantastic buy for others. 

    Every house has a buyer because we are all different.  We all have different wants and needs so we choose different types of homes.

    Here are MY choices for this week.

    • $259,900, 3505 N Tern Ct, 2,550 sq ft completely remodelled home in Eagle Estates, Listed by Larry Ficek, RE/MAX of Wasilla
    • $152,500, 5811 N Talgach View, 1092 sq ft ranch.  This is a Fannie Mae foreclosure.  Listed by Uli Johnson, Double Eagle Real Estate.
    • $157,000, 1291 Rainbow Park Drive, 1248 Log Home, Only 3 years old.  That’s it in the photo, Listed by Marty Van Diest, RE/MAX of Wasilla

    There haven’t been very many new listings to sort through lately.  But of the four deals mentioned in the last two weeks, two have already sold.  I wouldn’t be surprised to see the others sold soon.

    I picked three this week. 

    • 5173 S Emerald Way, $168,500, Listed by Elizabeth MacMullen at RE/MAX of Wasilla.  This is a foreclosure on a lake in the Big Lake area.  When you throw in the almost 2 acres of land and detached shop, it’s hard to beat.
    • 2020 S Rue de la Paix, $189,000, Listed by Cheryl Campbell at Prudential Jack White Vista.  Three bedroom two bath in immaculate condition.  That’s only $129 per square foot, not bad for a newer ranch.
    • 2751 W Stonebridge Drive, $285,000, Listed by Marty Van Diest at RE/MAX of Wasilla. I’m serious about this one.  If you are in the market for a house n this price range this one is hard to beat.  It’s under construction now and will be complete about the end of February.  1900 sq ft  ranch with LOTS of upgrades.
