In our area a septic system is supposed to be approved by DEC, (Department of Environmental Conservation).  When a house is sold, the buyer and often also the lender, makes an engineer approval of the septic system a contingency.

Our septic systems need to be watched closely because of our cold ground.  The tank is buried by at least 4 feet of soil and it should be pumped at least every 2 years.  The ground is not warm enough for bacterial action to work as well as it does in your part of the country.

Septics are a stinky subject, but it would probably require a whole post to drain the issue thoroughly.</description>

There seems to be a big debate over the fact that some people think we get paid too much, but what about all the times we do hours of work (and even spend money from out of or pocket) and don't see any profit?</description>

We are on well and septic here in McClellanville, but I've never thought about having any kind of inspection done on them for new home buyers.  Septic tanks usually operate with very little maintenance here, though there is the occasional problem, it's usually discovered by flooding in the yard or toilets not flushing.  Do you have more regular problems there because of the cold?  Sorry, not a very fun subject to discuss, just curious</description>
